We sold our last home three years ago for asking price to someone that was taking a VA loan. We had wording in our listing that effectively meant as is and that we would not pay for any corrections turned up by inspections. There was two inspections by different ones, not sure why. The buyers had a hand rail on a three step down to back patio (they had a cheap one installed and removed it after moving in), a rail on interior basement stair (but not outside basement stair) and a change out of a standard outlet to a ground fault outlet in the kitchen (not needed in my estimation as it was already downstream of a ground fault outlet). I doubt they spent $1000 on it. I was thinking they might have complained about the two federal pacific 200A boxes in the basement or satellite 100A box in the garage or the bathroom outlets, but nothing about them. Process took a few weeks longer than we expected but no big deal.
