Son installed a minisplit for his 3rd story in a brick home a couple decades older than yours. Pretty big jump in his electric bill but makes the 3rd floor tolerable although he is now considering to see if he can add a second unit. In our frame home of similar vintage we replaced the windows added a high on the wall return duct in the hallway of the 2nd floor and ceiling fans in the 2nd floor bedrooms. The rooms already had their own supply registers. The 2nd floor bedrooms now run 2 to 4 degrees warmer than the downstairs in the summer and are closer to the first floor in winter. We use the ceiling fans on low at night as needed. The windows needed replaced regardless of what ever cooling solution we came up with.
