As someone who lives in a rural area it definitely makes sense to have a shop/barn and that it will increase the value of your property.
That said I’d probably meet somewhere in the middle. Pay off the car and credit card and save up 30k or so for the down payment. As long as the additional payment along with your mortgage fits the budget after that go for it.
Could also consider building it over time ie pole frame building shell and then pour concrete and finish the interior later down the road.
