Here in NY we pay higher property taxes (my school and county taxes are around $8k). We don't pay taxes on our cars, registration fees are about $60 for 2 years. My wife's pension from being a teachers aide is state tax free.I'm spitballing here because I have a feeling you live in the North East and I used to live in Stamford CT.
Moving to Houston, TX I found I got a bump in pay by not having to pay State tax, didn't have to pay property taxes on my cars, cost of living was way less for groceries, and parking is pretty much free anywhere in the state of TX outside in the suburbs. Homes are still fairly cheap here in comparison to the North East, and further North Texas like Dallas, you still have your cold weather and no humidity. West Texas is a dry heat and cost of living is still inexpensive. A move to a no State Tax is a bump in pay itself and not having to pay a vehicle property tax each year but we do have a registration fee which is usually a $100 bucks or so for non new vehicles. You can probably buy a house cash with your equity in the South. Food for thought...
Due to the kids situation (plus my elderly dad) we can't move (or travel like I had planned for my retirement years...).
